Good morning, Forsyth County.
I have a habit of reading several books at the same time. Around my house, there is usually a business book half-finished in one room, a biography face down somewhere else, a novel waiting on a bookmark, and then some oddball title I picked up because the cover or the idea got the better of me. I am not the world’s biggest collector of quotes, but I read one this week that stuck with me:
“The enemy of art is the absence of limitations.”
It is a funny thing, because most of us spend a lot of time wishing we had fewer limits. More time. More space. More money. More help. A clearer calendar. A quieter inbox. But a lot of good things are made because of the limits, not in spite of them.

Crash Expert: “This Looks Like 1929” → 71,105 Diversifying Here
Mark Spitznagel, who made $1B in a single day during the 2015 flash crash, warned markets are mimicking 1929. Seems extreme but we did just see the worst quarter for the S&P since 2022.
So it’s not so surprising that Vanguard and Goldman Sachs forecasted 5% and 3% annual S&P returns respectively for 2024-2034.
Late last year, Apollo’s chief economist Torsten Slok put it this way: "expect zero in return in the S&P 500 over the coming decade."
Almost no one knows this, but postwar and contemporary art appreciated 10.2% annually with near-zero correlation to equities from 1995–2025 overall.*
And sure… billionaires like Bezos can make headlines at auction, but what about the rest of us?

Pipeline Work Continues Along Sanders Road
Drivers should plan for delays along Sanders Road as work continues on the Return Flow Pipeline installation. The construction zone runs between Buford Dam Road and Mary Alice Park Road and is expected to remain active through July 15. Crews are installing a 36-inch pipeline beneath the northbound lane of Sanders Road, which will require a single-lane closure in the area. Once the pipeline work is complete, contractors will also restore the pavement along that section of road. The project is part of Forsyth County’s Lake Lanier Return Flow System, which will carry highly treated water from the Fowler Water Reclamation Facility back to Lake Lanier.
